This Utah Residential Lease Agreement (hereinafter referred to as the "Agreement") is entered into this ______ day of _______________, 20____ (the "Effective Date"), by and between ________________________ (the "Landlord"), with a mailing address of ___________________________________, and ________________________ (the "Tenant(s)"), with a mailing address of ___________________________________. This Agreement is subject to the Utah Code, particularly the Residential Rental Agreements Act in Title 57, Chapter 22, as may be amended from time to time.

WHEREAS, the Landlord desires to lease the premises located at _________________________________ (the "Premises"), in the city of ___________________, Utah, to the Tenant(s); and

WHEREAS, the Tenant(s) agree to lease the Premises from the Landlord under the terms and conditions as set forth in this Agreement;

NOW, THEREFORE, in consideration of the mutual covenants and agreements contained herein, and for other good and valuable consideration, the receipt and sufficiency of which are hereby acknowledged, the parties agree as follows:

  2. Rent.   3. Security Deposit.   7. Subletting and Assignment. The Tenant(s) shall not sublet the Premises or assign this Agreement without the prior written consent of the Landlord.
  8. Landlord's Entry. The Landlord or Landlord's agents may enter the Premises in accordance with the provisions of the Utah Fit Premises Act, for purposes such as inspecting the Premises, making necessary or agreed-upon repairs, during emergencies, or showing the Premises to prospective buyers or renters.
  9. Notice. Any notice required or permitted under this Agreement shall be deemed sufficiently given if sent by registered or certified mail to the address of the respective party as set forth at the beginning of this Agreement, or to such other address as either party may from time to time designate by written notice to the other.
  10. Governing Law. This Agreement shall be governed by, and construed in accordance with, the laws of the State of Utah.
  11. Entire Agreement. This Agreement constitutes the entire agreement between the parties relating to the subject matter herein and supersedes all prior or contemporaneous agreements, understandings, negotiations, and discussions, whether oral or written, of the parties. No modification of this Agreement shall be effective unless in writing and signed by both parties.
